Supernatural Superintendent by James M. Epling

Paranormal Romance – Urban Fantasy – Romantic Comedy

She can fix a haunted boiler. He can't handle a smartphone. Saving the building may require both.

Jessica Ortiz has a simple philosophy: every supernatural disaster is just a maintenance problem waiting for the right wrench.

As superintendent of the Gargoyle Arms, a century-old Art Deco apartment building in Manhattan, she has dealt with bleeding pipes, possessed elevators, sentient lint imps, temperamental gargoyles, and tenants who insist their plumbing is haunted.

But nothing prepared her for the building's landlord.

Alexander Evans is an ancient vampire, a reclusive aristocrat, and a spectacularly useless property owner. He hates sunlight, smartphones, municipal inspectors—and apparently anything involving modern civilization.

Then the Department of Magical Housing & Urban Curses issues a demolition order.

Jessica has less than twenty-seven hours to bring the Gargoyle Arms up to supernatural code, while Alexander is forced out of his velvet-lined sanctuary and into the twenty-first century. Worse, she discovers that the building's magical heart is mysteriously connected to the vampire's own life.

If the Gargoyle Arms falls, Alexander dies with it.

Now a fiercely practical superintendent and a centuries-old vampire landlord must work together to save their supernatural home—one cursed pipe, impossible inspection, and disastrous maintenance emergency at a time.

But somewhere between midnight repairs, magical bureaucracy, reluctant coffee lessons, and far too much forced proximity, Jessica begins to wonder if the most dangerous thing in the building isn't the magic at all.

It might be falling for the landlord.

A witty paranormal romance packed with urban fantasy, vampire romance, cozy supernatural chaos, workplace chemistry, slow-burn attraction, and a found-family heart.
